Recently a homeowner in Royal Oak spoke with us about steps that she could take to add value and curb appeal to her home. The homeowner had lovingly updated the entire interior of the home, but the exterior told a different story. The very unique 1920’s craftsman bungalow presented some challenges for our team.
The home is constructed of solid, poured concrete. Each wall was over 12″ thick and built like a shelter. Adding siding the the first floor of the home was not an option. The upper part of the home where the second story bungalow was built, was stucco over lath board. The 100 year old stucco had not been well maintained and was crumbling in some areas to expose the lath board. The homes gutters were sagging and separating from the home. The home’s downspouts were also not the proper length and allowing water to pour directly against the home’s foundation.
After a consultation with the homeowner, she chose a Mastic Discovery Perfection 7″ Shake siding in Pacific Blue which was installed over insulation for added R-value. We utilized the Mastic line’s “Perfect Corner” corner post to frame the siding and give it a seamless look around the top of the home. The soffits and fascia of the home were also wrapped in coordinating colors of aluminum to give the entire exterior a long lasting, beautiful and most importantly, low-maintenance appearance.

I wanted to reach out and thank you so much for the work that you did on my home. I knew that before I listed my home for sale that I needed to update the exterior of my home. The crew that came the next day to install the new gutters was even faster. I have a small yappy dog and he didn’t even bark once. The whole process was painless from start to finish.
When Jesse came back to walk the exterior with me he noticed part of my overhang that was so rotten that it had a bird’s nest in it. He went to his truck and replaced the wood right there on the spot. I was blown away by the customer service and professionalism.
Before the improvements I’d spoken to 3 Royal Oak realtors for ideas on what I could expect my home to sell for. After the improvements from Modern Xterior, those went up double the cost of the improvements. I put my home on the market and 48 hours later had nearly a dozen offers and two notes from potential buyers remarking on how much they appreciated the quality of the home’s exterior improvements.
